Villa Client FAQs
How does it work?
VOYAĠ finds the luxury property and negotiates a fixed lease rate plus sublease rights, then matches that property with you. You sign the lease directly with the owner, and you sign only a management contract with VOYAĠ. From there, we handle everything: contracts, keys, inspections, design, photo and video shoots, and platform listings.
Who do I actually sign with?
Two agreements: the lease is signed directly between you and the property owner, and the management contract is signed between you and VOYAĠ. That's it.
What does VOYAĠ negotiate on my behalf?
A fixed lease rate and full sublease rights — locked in before you ever sign, so your costs are predictable and your right to sublet nightly and weekly is secured.
Is this a timeshare or co-ownership?
Neither. You hold a direct lease with the owner and a management agreement with us. No shared ownership, no points, no 1/8 shares.
Is there a credit check?
No. There are no credit checks.
What does the management contract cover?
The full transaction: contracts, keys, inspections, design, professional photo/video shoots, marketplace and platform listings, and day-to-day operations.
What does it cost to get started?
Properties start as low as $25,000. Larger properties can exceed $60,000. Your lease runs 2–10 years, negotiated per property, with move-in and linens handled through VOYAĠ.
What kind of returns do clients see?
Anywhere from $1,000 to $10,000 in profit, depending on the season. Every listing carries full operating projections — occupancy, ADR, and monthly revenue — so you know the numbers before you sign.
Can I break the contract?
Yes. You can break the contract at any time without penalty. If any penalties are stated in the contract, VOYAĠ covers them.
Can I sell my property through VOYAĠ?
Yes. We relist the property on our marketplace and you get paid out on the sale. VOYAĠ takes a commission on the sale.
